We build higher, closer to the water, more sculptural, more luxurious, and more technologically complicated. We sell the dream before the concrete has even cured.
And perhaps that is precisely why the standard should be higher.
If we are going to place extraordinary structures on the complicated geology of South Florida, exposed to salt, water, humidity, hurricanes, and decades of relentless weather, then extraordinary design cannot stop at appearance.
The engineering must be extraordinary.
The construction must be Superior.
The supervision must be exceptional.
And perhaps most forgotten of all, the maintenance plan must be planned in advance and projected, cost and details.
A building is not finished when the architect finishes the drawing. It is not finished when the developer sells the penthouse. It is not even finished when the last contractor walks away.
That is when its real life begins.
I learned this lesson in a frighteningly personal way.
About six months before Champlain Towers South collapsed in Surfside, William and I entered the building with his business partner for a business meeting, in the condo. The moment we drove into the parking lot below, the big elephant in the room was impossible to ignore.
It didn't look like a luxury building; it looked like a decaying cave. I could see columns covered in buildup, stalactites hanging from the concrete, water running right down the walls, and a literal quagmire of wet muck on the floor.
As we went up the parking structure into the other floors looking for a place to park, the floor and the whole building vibrated non-stop.
I suffer from severe claustrophobia, and that terrifying combination hit me all at once. The standing water, the decay, the constant shaking, it triggered an intense, survivalist panic. I looked at William and told him there was absolutely no way I was staying. “Get me out of here. This building is about to fold down.”
We fled the garage and parked out on the street. But standing on the sidewalk, I looked at William and said, “I cannot enter in a place like that. Let’s go right now. No way am I taking an elevator one time. This place is about to collapse.” We walked away from the meeting and never returned.
I am not a structural engineer, and I could not possibly have known what was actually happening inside the concrete. Years later, after 98 people lost their lives, the official investigation would establish something much more specific.
The vibrations I felt were real, but investigators concluded that nearby construction did not cause the collapse. Instead, they found serious weaknesses originating in the building's design and construction: reinforcing steel that was not always placed as designed, additional loads, chronic water exposure, ineffective waterproofing, and corrosion.
That distinction matters.
Because the lesson of Champlain is not that every vibration means a building will collapse. The lesson is that architectural failure can begin decades before anyone sees the catastrophe.
It can begin on a drawing.
Begin when reinforcing steel is placed incorrectly.
Begin when somebody adds weight that was never contemplated.
Or, when waterproofing is considered secondary.
It can begin when supervision fails.
And it can continue when maintenance becomes too expensive, too complicated, or too inconvenient to confront. Buildings do not live on drawings. They live in water, salt, humidity, concrete, steel, budgets, maintenance schedules, and human decisions.
This is why I look at structures like the Porsche Design Tower, where an automobile can travel vertically through the building to a private garage in the sky, with both admiration and intense questions. It is an astonishing idea, part architecture, part machine, part monument to luxury.
But every additional system is another system that must function.
Every unusual material must eventually be repaired.
Every complicated structural connection will someday have to be inspected.
Every mechanical invention will eventually need replacement.
And the building will have to survive long after the sales brochure, the developer, and perhaps even its architect are gone.
Miami is already a difficult laboratory for architecture. Our region is built largely upon porous limestone, surrounded and penetrated by water, exposed to salt, humidity, hurricanes, and aggressive coastal conditions. At the same time, researchers at the University of Miami have now measured subsidence affecting dozens of buildings and surrounding areas along Miami's barrier islands. Some of the movements are associated with relatively recent construction.
So perhaps the question is no longer simply: Can we build it?
Perhaps the question should be: Can we take care of it?
Who repairs the impossible curve twenty-five years later?
Who reaches the reinforcing steel?
Who understands the materials?
Who pays for it?
What happens when the architect has moved on, the developer has sold the last residence, the original craftsmen are gone, and a condominium association inherits an architectural experiment?
I encounter a smaller version of this problem constantly as an artist and decorative contractor. A designer creates an exquisite lobby, wall, panel, or finish without seriously considering who will clean it, who will repair it, whether replacement materials will exist ten years later, or whether the building will be willing to pay the enormous cost required to preserve it.
Creation has glamour.
Maintenance rarely does.
And yet maintenance is what decides whether creation survives.
Miami loves the impossible. The greater question is whether we have developed the humility, craftsmanship, supervision, and long-term commitment necessary to keep the impossible standing.
